What Is a Layout Survey and Why It Matters

A layout survey, also called setting out, marks the positions, alignments and levels from the design drawings on the ground. It covers centrelines, column grids, foundations, boundaries, road edges, structure locations and utility routes.

Errors at this stage are costly. A foundation or alignment marked wrongly can mean rework, delays and disputes later. Layout surveys fix the design on site before construction begins and check it as work progresses.

Buildings and industrial plants

Column grids, footings, plinth levels and equipment foundations are marked to the dimensions on the drawings.

Railways.

Our Layout Survey Process, Step by Step

Drawing review. We study the approved drawings and confirm coordinates, levels and tolerances.
Control setup. We establish or verify control points and benchmarks on site, using DGPS where needed.
Setting out. Total Station and DGPS equipment mark the design points, lines and levels on the ground.
Checks. We cross-check marked points against the drawings and the control network.
Records and report. We hand over a coordinate sheet and marked drawings. Repeat visits follow the construction stages.
